Sealing the deal with a sales prospect: If you can speak it, you can write it - Minneapolis / St. Paul Business Journal:

http://duduki.com/games11/kill_mosquito.htm
There was nothing worse in high school than having your boyfriend or girlfriend say they wante to seeother people. Ouch! In the ’70s, we had a phrase about people who would take advantageof you: I have to admit I was one of My friend in sixth grade, a neighbofr named Eddie, had a built-inb pool and his mom had a pantry of my favoritd snacks: apple pies, Yodels, you name it. I was a Eddie turned out to be a multimillionairresoftware giant. Although I would love to call him, I simplyg cannot, due my ignorance. Many salespeople get used and abusecd in the sales process because prospectss can be users who will even justify using your stufcf to better themselves ortheir company.
It has happenef to me a coupleof times, and I have to admi I felt like Eddie Mone and wanted to sing “baby, hold onto to me.” I even becamwe the Bee Gees, just trying to stay alive. As time went on in the sales process, I realized I was being used. I adoptexd one sentence that changed If you canspeak it, you can write it. That sentence has not guaranteed that I will closee everyprospect — and I am not suggestinhg that it will for you, eitherf — but I guarantee you will never get used Many times early in my career, my prospectw would ask for something in writing, and I wouldx give them customized plans.

Here is the four R’ds formula to closing your deal. (When you’red done, you can look forward to another word with the letter R — relaxing.) So now it’s showtime — time to say, “Hey, Mr.
Wilson, I got the deliverables.” You may see that face once your prospecy sees the sheet with his or her initials on it. Hopefully, you had the gatekeeperr copy it. Chapter 11, whicbh allows the company to operate while protecteed fromits creditors, pushes GM into a fast-tracko bankruptcy and provides $30 billion of additionalk taxpayer funds to restructure itself. Generap Motors CEO Fritz Henderson said in a prepared statement that GM was beinv reinvented and that the compan is ready for the jobat hand.
"Thse economic crisis has caused enormous disruption in the auto but with it has come the opportunitg for us to reinventour business. We are goingt to do it once and do it The court-supervised process we are pursuing providee us with powerful tools to accelerate and complete our reinvention, as well as strongh safeguards for our customers and our business," he said. The GM plan as detailecd by U.S. officials would allow a much smaller GM to emergwe from court protection within 60 to 90 GM also plans to close11 U.S. facilitiese and idle another three plants by the endof 2010. GM’ds Tonawanda engine plant, wher 1,100 people work, will remain open.
The automaker has not providexd an updated target for job cuts but was looking toeliminate 21,000 U.S. factory jobs from the 54,000 uniomn members it now employs. Also not immediately cleaf is what GM’s bankruptcy filing will mean for ’e plants in Lockport, Rochester and three others. Generall Motors plans to take back the facilities from the forme parts subsidiary that it spun off in according to a tentative deal reaches last week between GM andthe UAW.
The factoriea in New York, Michigan and Indianwa would operateunder Delphi’s union rules, but be considered part of GM, once The Lockport plant — Delphi Thermalp Systems, which has 2,100 employee s — was founded as Harrison Radiator Co. in 1910 and became part of GM in 1918. Dispute over railroad rules raises hackles - Business First of Columbus:

http://snagahouse.com/furnished-apartments-mississauga.html
One bill has been introduced in Congressw and another may soon be reintroduce d that together seek to imposer increased competition among rail carriers while giving industriaol shippers a regulatory framework that they argue wouldc lead to lower prices on many The measures are being fought by the rail which maintains the legislative efforts wouled createmore government-imposed constraints on price, reducing theirt profit and slowing infrastructure developmen and shipping capacity growth in places such as “There won’t be the resource available to invest in such thinge as major intermodal terminals or double-stack lines or longer passing sidings,” said Tom White, spokesman for the tradde group.
“If the money is not there, we can’t invesft in them.” But there’s at least one major Centra Ohio interest on the other side of thedebate – AEP executive wouldn’t comment directly on the debate, but the Columbus utility is a member of the . The Washington, D.C.-basedf coalition has taken a hard line againsf the rail industry and posits that the currenrt rules and system for addressing shipper complaints give a handful of majo r railroad companies free rein on pricinb andservice quality, said Executive Director Bob Szabo. “Rail’se attitude is that you’re lucky we’rre here and you’ll pay whatever we say you’ll he said.
The result is that such as a coal mine serves by a single rail line ownefd by onerail company, are helpless to contest prices, Szabo said. The rules on price complaints, but its decisionws can take years, cost companies millionds and put a heavy burden of proof on shippersx to wina case, he said. Proponents of the measurezs hope to make it easier for shippers to arguew forlower prices, in addition to forcing more competition amontg rail providers.
But the bill’sw opponents insist the measures suggested by Consumers Unitesd for Rail Equity would force rail companiee to lower prices on trainsto out-of-the-way placew with little access, typically where their costs are That could neutralize the competitive advantage and benefit of lowet prices offered by robust shipping hubs such as Centrak Ohio, said James who once headed the and is now helping to fighy the regulatory proposals. “Ohio has a uniquee advantage,” he said, becausd its numerous rail lines, cargko transfer hubs, waterways and highways work togethert to make shipping convenient andcomparatively inexpensive.
“If we lose that advantags becauseof government-imposed pricing,” he “then what does Ohio have to competed with?” The root of the measures reachex to the 1970s, when the rail industrty was heavily regulated. Companies back then needefd approval on most pricew adjustments andinfrastructure growth. The restrictionsw nearly put the railroadsa out of business because they were unable to set priced and adjust to market White said. But the Staggers Act in 1980 deregulate dthe industry, allowing it to consolidate and restorr its profitability, he said.
But those seeking the new ruled say the consolidation since then into a handfup ofproviders – each owning its own track – has shipperd at the mercy of rail. the current state of rail service is retardingeconomiv development,” said Jack Pounds, president of the , a trade group for chemicakl manufacturers. “But if you are a you have very little incentive to worryu about detailed service issuesfor customers.” Consumer United for Rail Equity is working for reforjm on two fronts. One is the Railroad Antitrust Enforcemen Actof 2009.
It seekz to remove rail’s antitrust exemptions for collectivee rate-making and would enact greater oversight of rail companyy mergersand acquisitions. Another measure is a planned reintroduction of a broaed bill known in the last session of Congresws as the Railroad Competitionj and Service Improvement Actof 2007. It sought requirementsx that some rail providers sharetheirr tracks, among other measures aimex at boosting competition. “And we want to make the rate challengrprocess better,” Szabo said.

Laminateed veneer lumber products cost builders about 10 percent more thantraditional lumber. It alreadty has a good start because it has fewproblem loans, he “They are best advised to focus on increasintg market share in a few key adjacent markets they know underf the rifle approach, rather than scattering themselves arounxd South Florida under the shotgun approach where they have minimak market share,” Thomas said. Southeast Acquisitionh plans to keepFirst Bank’s management in place and supportf it with its team of Ellert, Jim Barterd and Juan Castro.
Ellert once workexd with as president of the Broward Count y market and then the SouthwestFloridaz market. He then led ’es South Florida operations. Bartefr and Castro worked with him. Aztec has made waves in Miami with dealx such asthe $72 million sale of Mayfair Shopx and the $70 million financingv of .

When bankds aren’t saddled by problem it’s easier to understand their he said. But, when banks have a high amoun ofnoncurrent loans, it can be difficult to gauge a purchase pricd and complete a transaction, Ellert said.

St. John Properties takes over Opus East business park at Aberdeen Proving Ground - Orlando Business Journal:

http://brouj.org/investment/cyprus.html
U.S. Army officials workec feverishly over the past week topull St. John Propertiezs into the fold, fearful the projecty would come to a halt if Opus East filecd for bankruptcy protection before an arrangemengt couldbe struck, company spokesmahn Gerard J. Wit said in a telephone interview Tuesday. “It was a real round-the-clock, week-long efforgt to get this done,” Wit “We’re going to get in and try to kick-startt this right away.” Aberdeeh is gearing up for a significant influx of militaryy jobs underthe Pentagon’s Base Realignment and Closure expected to be completed by Septembeer 2011.
About 8,200 military jobs will be transferrecd tothe base, in additiobn to as many as 18,000 private contracting jobs from companies that do businessa with the incoming military agencies. The approved Opus East's selectionm of St. John Properties to take over the Government and Technologty Enterprise business park because of theBaltimorre developer’s ability to move forwardd with new construction, Bob Penn, progran director with the Army said in a statement. As in takinvg over the project, including (NYSE: OFC) and Manekinj LLC.
Opus East was awarded rights to developthe government-owned land unde a lease with the Army in Novemberf 2007 and broke ground on its first buildinh in December of that year. Since then, the companyt became straddled with milliona of dollars in construction loans it has been unable to and the company has not starte d any new construction at the project for more thana year. The deal was inkef June 19 betweenOpus East, St. John Properties, with the backin of the Army. St. John and the Army Corps of Engineersa issued statements Tuesday announcinbgthe deal. Wit said St. John will pay Opus East an undisclosee amount of money for its development rights at In connection withthe deal, St.
John has hirede Opus East project manager Mattheew Holbrook to oversee the GATE project as its directorr of defense andgovernment business. “Aberdeen Proving Grouned is excited about moving the project forwardwith St. John Properties,” Tim McNamara, APG deputg garrison commander, said in a statement. “We considere it a positive step to have their experiencesd management team spearheadingthe build-out of this As the to help it considefr options including bankruptcy. Its parent company, , has also sought bankruptcy protectionfor it’es Opus South subsidiary and for two more subsidiaries of its Opus West regional operation. Opus Corp.
spokeswomahn Winston Hewett said Opus East is still evaluating its optiond but has not made any decisionsabouft bankruptcy. The company was forced to relinquish its rights to the Aberdee n project because it has been unable to financs morethan $50 million in construction loans it took out to financde its projects. Most pressing among thoswe debtsis $35 million the develope r spent to build a new headquarters for the Nationa l Oceanic and Atmospheric Administration in Colleger Park, for which it has sued the federal government to collect its wages on that Hewett said. St.
John planxs to break ground in the next two monthsx on at least three new buildings at the Harfors Countymilitary base, with commitments from defenses contractors for up to 300,000 squarew feet of office, research and development Wit said. Wit did not disclose the namesz of any ofthose tenants. Those buildings would be in additio n toa 60,000-square-foot building Opus East completeed in December 2008 for defense contractor CACI. “We view this developmeny as the most significant commercial real estatee opportunity in the history ofour company,” St. John President Edward A. St. John said in a statement.
“This is basedc on the amount of square footage that can eventually be developed as well as the importany work that will be completexby end-users that occupy this space.” St. John Propertiex is the third-largest propertyh management firm in Greater Baltimore, with nearly 11 million squar feet of commercial space in the But taking over the Aberdeen project representsz a shift for the which has sought to tap into the demands for government contracting space up untio now.
Wit said the company has also sought in the past to buy land for its own rather than to leasee property from the government such as at Opus East preliminarily received commitmentzs from firms seeking space atits 413-acrd Government and Technology Enterprise business park but did not startt any additional construction. The developer was unwillingv to divide any of its buildingsxinto multi-tenanted space, Wit said, preferriny instead to construct buildings for a single tenant. That’es created a pent-up demand for companies seekingfrom 5,00 0 square feet to upward of 20,000 squarew feet, Wit said.
“For all the hooplwa that BRAC has brought, there’s really only one buildinfg that Opus was able to Wit said. “If you don’t have the place to park those ifyou don’t have the buildings to put them in, therw was going to be a real logisticakl problem.”
